Mobile and manufactured homes have grown in popularity as a smart and affordable option for homebuyers of all ages. These communities are structured in different ways... from family parks that allow all ages, to age-restricted senior or 55+ only parks, to home parks where the land is leased with a monthly space rent, to those where you own the land and pay a monthly HOA fee. Space rents are often under rent control that limits increases to a percentage based on the consumer price index, while HOA fees are raised in increments per the discretion of community management.
Homes that are in parks where you own the land can be financed through FHA, VA, or conventional loans if they are late 1977 or newer and have a permanent foundation with a 433A certification. Otherwise, financing for the remainder of mobile and manufactured homes must be done through a mobile home lender, which will often carry higher interest rates and higher down payment requirements.
Property taxes have three categories: taxation through the county property tax rolls; annual registration through the Department of Housing and Community Development (HCD); and in the case of 'Park Models' where the original structure is 400 square feet or less, annual registration is through the Department of Motor Vehicles (DMV).
Southern California is one of the most popular retirement and 'snowbird' areas in the country, with a variety of 55+ communities to choose from, both gated and non-gated. With the sheer number of communities there is one to suit every preference and budget, from single family homes, to condominiums, to mobile/manufactured properties. Many, but not all, are resort communities with a variety of amenities. There is also a wide range of HOA or land lease fees to consider. Other factors to consider are climate, culture, transportation, and accessibility to medical facilities and/or conveniences.
